Before I announce the winner of our contest, I want to give you a quick overview of how we came up with this number. The question posed was “What has been the average sales price of homes on Morse Lake in 2011?” (As of November 1^st) Please note this does NOT include condo’s – only single family homes.

I would categorize the homes on Morse Lake into 3 categories… Of course there are always exceptions when talking price – depending on the condition of the home, depth of the water, location on the lake etc… but this is a good general guideline.

Deeded Dock – Homes with deeded docks do not have direct lake access or a lake view from their property, but have access (usually within walking distance) to a dock that is owned. There are a very limited number of homes in this category on Morse. Homes in this category typically start around $150K.

Homes with Lake Access  – Homes in this category have lake access from their property, but typically do not have a lake view. These homes sit back on a channel with access to the main body of water. Homes in this category typically start around $300K.

Homes with Lake Access & Lake View – Homes in this category not only have lake access from their property, but have a view of the main body of water. Homes in this category typically start around $400K and go well over $1million.
