Every now and then I stop to reflect, and this summer gave me one of those moments. Amanda and I realized we’ve now passed $127 million in total Morse Lake sales since our very first deal back in 2010 (315 Chris Ct – $397,050… sounds like a steal these days for a waterfront home on the main body!).
That number still blows my mind. Behind it are a lot of memories—sales that went smoothly, a few that stretched us and taught us, happy celebrations when someone found their dream lake home, and even some tears as families said goodbye to a place full of memories. Along the way, we’ve gained a whole crew of friends and water-sport buddies.
Fast forward to today, and the story on Morse is the same: limited inventory, strong demand, and values that keep climbing. Million-dollar sales used to be rare. Now? They’re the norm.

👉 Getting into a single-family home on Morse for under $1M is about as rare as a glassy, no-wake Saturday in July. Most homes now start well above that number, with prime spots stretching into the $1.5M–$2M range.

Condos deserve some love too. A few years ago, the idea of an $850K condo on Morse would’ve sounded crazy. Now? Totally believable. They’re still the most affordable way to get on the lake, and they’ve been appreciating right alongside the homes. Low-maintenance living + lake access = a smart buy.

📈 My Take
If you’re a buyer: Each year, the “floor” for Morse sales keeps rising. When a good one hits, you’ve got to be ready to move—waiting only makes the climb steeper. Condos are still the best entry point, and they’re holding their value.
If you’re a seller: It’s still your market. Updated homes are drawing strong offers, and competition among buyers remains fierce.
