One of the questions I get asked all the time is, “What’s actually selling on Morse Lake right now?”

The short answer: quite a bit.
Since March 1, there have been 24 Morse Lake homes and condos that have either sold or gone pending, with prices ranging from $305,000 all the way up to $1,675,000. The activity spans everything from waterfront condos and townhomes to luxury lakefront homes on the main body.
One thing that stands out when looking through the recent activity is how quickly some properties are moving. While every home is different, buyers are clearly willing to act when they find the right property.
Condos & Low-Maintenance Lake Living
Not everyone is looking for a traditional lakefront home, and condo buyers have been active this spring. Whether it’s a condo with a boat slip or a low-maintenance townhome, there continues to be demand for buyers looking to enjoy the lake without all the upkeep.

Homes with Deeded Docks & Water Access
These homes offer buyers the ability to keep a boat on Morse Lake and enjoy boating, waterfront restaurants, fishing, kayaking, and all the benefits of lake life while staying at a more affordable price point than many waterfront properties. The recent activity shows there is strong demand for buyers looking for a practical and affordable way to enjoy the lake lifestyle.

Waterfront Homes Continue to Attract Buyers
One thing that stands out to me is how many waterfront sales occurred below $900,000. A decade ago that wasn’t uncommon, but today it’s becoming increasingly rare.
These weren’t all identical properties. Some needed updating, some had smaller lots or less expansive water views, and some offered a more affordable entry point into lakefront ownership. Regardless, buyers jumped on the opportunity because getting on Morse Lake for under $900,000 is becoming harder and harder to do.

The Big Takeaway
As someone who lives on Morse, plays on Morse, and specializes my business on Morse, I’d describe the current market as active.
Properties are selling across virtually every price point—from condos in the low $300s to waterfront homes well over $1 million. The common theme isn’t necessarily price range; it’s value. Buyers are still willing to move quickly when they feel a property is priced appropriately for today’s market.
One thing I always remind buyers is that most lake homes, regardless of price, will likely have something you’d like to update or improve. That’s especially true on a mature lake like Morse where many homes were built years ago and have been updated to varying degrees over time. Whether you’re buying a $400,000 property or a $1.5 million property, it’s important to focus on the things you can’t change—location, water views, shoreline, water depth, dock potential, and overall setting.
The recent sales and pending activity show that buyers continue to recognize value when they see it. Well-positioned properties are attracting attention, generating showings, and securing offers throughout the lake.
